The economy of the Asia Pacific region is slowing amid headwinds from higher interest rates and slower global trade growth. Still, domestic-oriented economies, notably India and emerging Southeast Asia, remain resilient, and a regional recession is not expected in 2023. China’s revised COVID-19 policy may also enable a faster rebound in domestic activity. ESG-related actions are now increasingly top of mind, but most firms need guidance on how to implement and monitor progress. This session will explore the path forward and offer actionable insights on the real assets sector that leaders should consider as they plan for 2023 and beyond.

Christine boasts a remarkable track record of providing valuable and actionable research across diverse property sectors, including offices, industrial spaces, residential properties, student accommodations, multi-family units, and data centers. She adeptly curates and coordinates regional forecasts and market outlooks for clients, offering research-driven insights that influence commercial leasing and investment decisions.
Christine holds a Master of Arts degree in Media and Communications from the University of London and a Bachelor of Science degree in Engineering from Cornell University.
Macroeconomic headwinds caused by rising inflation, higher interest rates, and geopolitical conflict have caused investment activity in Asia Pacific to be in a holding pattern for most of 2022. However, there is still optimism about the real assets sector in the region on the back of a relatively healthy regional economy and rising global institutional capital being allocated to the region. Gordon Marsden is a senior leader in Cushman & Wakefield’s Asia Pacific Capital Markets business. His role covers strategic advice, investor relations, capital raising and brokerage. Leveraging his 15+ years of experience and broad knowledge of the real estate markets across Asia Pacific, Gordon has conducted strategy work for a wide range of clients, executed joint ventures in the region as well as undertaken capital raising initiatives. Gordon has led divestment campaigns on individual assets and significant portfolios across multiple asset classes. His client portfolio includes pension companies, insurance companies, sovereign wealth funds, limited partners, fund managers, developers, family offices and high net worth individuals. Having previously been actively involved in Asian outbound capital, he is also well versed on global real estate markets and their drivers of growth. Gordon sits on Cushman & Wakefield’s Asia Pacific Capital Markets Board.
As the pandemic recedes, many cities in the Asia pacific grapple with an oversupply of office space. Remote-work and hybrid schemes have led companies to reduce the footprint of their offices, lowering demand and increasing supply. This potential to transform under-utilised spaces into “new economy assets” – such as data centres, health care facilities, housing and co-working spaces – is a chance for investors and developers to bring them to relevance in the evolving landscape across the entire Asia Pacific region. This session will cover the future of office conversions: When do they make sense? What do they entail? What are some common pitfalls and opportunities? And to what extent can such conversions address other trends?
