As digital assets move from proof of concept to institutional adoption, real estate is emerging as one of the most compelling use cases for tokenisation across APAC. Recent developments have demonstrated the potential to broaden investor access, enable fractional ownership, streamline operations, and create the foundation for more liquid private markets.
Building on themes explored in APEX’s previous webinar, where industry participants highlighted growing interest in digitally native real-world assets alongside challenges related to liquidity, regulation, custody and market infrastructure, this session will examine how tokenised real estate is progressing from experimentation to implementation.

Akihiro Nakao joined Kenedix Inc. in 2007 and worked in the Corporate Planning Department focusing on corporate strategy and fundraising activities. In 2011, he participated in the launch of a residential REIT and served as its CFO. In 2015, he established a local entity in Singapore, spearheading business expansion in Asia. Starting in January 2020, as the head of the Digital Securitization Department, he has been a leading figure in the real estate security token market, leading the issuance of Japan's first real estate security token offering in August 2021 and subsequently participating in numerous real estate security token offerings. Since March 2025, he has also served as the Representative Director of KDX ST Partners. Prior to joining Kenedix, he worked in investment banking at SMBC Nikko Securities Inc. and Citigroup Global Markets Japan Inc., with extensive experience in large-scale capital raising and M&A advisory services. He holds a Bachelor of Laws from Hitotsubashi University.

Kemmu Kawai joined Longevity Partners Japan in September 2022 as the Country Director. Based in Tokyo, he oversees all operations and activities in Japan, the Asia-Pacific region and beyond. He brings him more than 16 years of experience in finance where he specialised in real estate and credit investments. Before joining Longevity Partners, he served as a Portfolio Manager at Norinchukin Bank and as Investment Manager at Center Point Development.
