Toward the Sustainable Growth of Listed and Private REIT Markets:
Roles and Actions Required of Industry Stakeholders

The J-REIT market emerged from its excessive undervaluation in 2024, and the Tokyo Stock Exchange REIT Index rose in 2025. However, looking at the wider APAC region, the Australian REIT market surpassed the J-REIT market in terms of market capitalisation at the end of last year, and the Singapore REIT market is also closing in on the J-REIT market. Furthermore, China has surpassed Japan in terms of the number of listed REITs. We will discuss what is required to foster the growth of the Japanese market, whilst ensuring that the listed and private REIT markets complement one another.
