APREA Global REIT Roundtable

Sigrid is the Chief Executive Officer of Asia Pacific Real Assets Association (APREA). Based in Singapore, she is responsible for overseeing the strategic direction, initiatives and operations of the association across Asia Pacific. Under her leadership, APREA repositioned to an industry trade group focusing on real estate and infrastructure.

Sigrid joined APREA’s executive team in January 2019.

Prior to APREA, she served as Managing Director of Asia Pacific Research and Advisory Services of Cushman & Wakefield (C&W) from 2010 through 2018, where she was responsible for research, thought leadership, strategy formulation and client management.  Before relocating to Singapore, she was based in Washington, D.C. and led C&W’s U.S. research group in the Mid-Atlantic region, overseeing all aspects of market research activities in the Washington, DC; Virginia; Suburban Maryland, Baltimore; and Philadelphia areas. Prior to joining C&W, Sigrid served as a Senior Economist for the National Association of Realtors (NAR). In that position, she developed NAR’s office, warehouse, retail, multi-family housing, and international research programs.

A recognized expert in global economic, public policy and real estate issues, Sigrid is a frequent speaker at industry events.  Her commentary on commercial and residential real estate markets is also regularly featured in a wide array of global publications, including the Wall Street Journal, Financial Times, Bloomberg, New York Times and Reuters. Additionally, she has made several television appearances on financial networks and radio such as CNBC, Bloomberg, CNN, National Public Radio and Channel News Asia.

Sigrid holds a Master of Business Administration from Cornell University’s Johnson Graduate School of Management and a Master’s degree in Economics from Pennsylvania State University. She is a member of several civic groups including the Rotary Club of Raffles City in Singapore, where she has served in various leadership positions, and serves in the Executive Committee of the Crohn’s & Colitis Society of Singapore.

Martin Siah is Singapore Country Executive, Head of Southeast Asia Global Corporate and Investment Banking, and Head of Asia Pacific Real Estate, Gaming and Leisure at Bank of America.

Prior to joining Bank of America, Martin was Head of Greater China and Southeast Asia Commercial Real Estate and led the Commercial Real Estate Equity and Advisory franchise at Standard Chartered Bank. Before Standard Chartered Bank, Martin was Head of Southeast Asia Real Estate Investment Banking and Corporate Finance at UBS Investment Bank.

Martin is a board member of the Capital Markets and Financial Advisory Services (CMFAS) Examinations Board in Singapore. He holds a Master of Philosophy in Finance from Cambridge University. He is a Malaysian Commonwealth Scholar, a Fellow of the Cambridge Commonwealth Trust, and the Institute of Banking and Finance Singapore Fellow in Corporate Finance. He was recognized as the Best Investment Banker in Singapore by FinanceAsia in 2023.

Mr Ryuta Takeuchi is responsible for JLL’s Capital Markets platform across Japan and works with the firm’s extended global Capital Markets team to facilitate inbound investment opportunities into Japan’s commercial real estate market and advise domestic capital owners on outbound investment.  He joins JLL from Mitsubishi Corporation where he was President and CEO of Diamond Reality Management Incorporated, its global real estate investment arm. For Mitsubishi Corporation, Mr Takeuchi oversaw assets under management of over US$8 billion through private real estate investment trusts (REITs) and private funds in Japan and other global markets in this position from 2021 to 2023.  Mr Takeuchi joined Mitsubishi Corporation in 1996 and held a variety of leadership positions including Head of Executive Management and Strategy Planning Office in its Urban Development Group, Managing Director and CEO of MC Asset Management in Europe. He was also Co-CEO of UBS-Mitsubishi Corporation General Partner – UBS- PREMF Limited, a joint venture private funds business with UBS.

Naoki Suzuki is President of KJR Management, a KKR subsidiary and the largest manager of listed J-REITs, since April 2022 as well as Chief Sustainability Officer since January 2020. Naoki joined Mitsubishi Corp.-UBS Realty Inc. (current KJR Management) in January 2012 as Head of Research, and later served as Deputy President of the subsidiary, MCUBS MidCity, as well as Deputy President of Mitsubishi Corp.-UBS Realty Inc. before taking the current position. Prior to that, Naoki worked as an equity and real estate security analyst and fund manager at Lupus alpha Asia, Schroders, UBS Asset Management and LTCB and F&C Investment Management. 1994 年 4 月に三菱商事株式会社入社。同社の開発・建設部門に配属後、三菱商事・UBS リ アルティ株式会社へ出向。2004 年 1 月にケネディクス株式会社の不動産投資アドバイザリ ー部門に移籍。2009 年 1 月には三井物産ロジスティクス・パートナーズ株式会社の社外取 締役も務める。

ケネディクス株式会社の執行役員戦略投資部担当部長兼投資第 1 チーム長を経て、2014 年 9 月にケネディクス不動産投資顧問株式会社取締役最高業務執行者(COO)商業リート本部 長に就任し、2014 年 10 月にはケネディクス商業リート投資法人の執行役員にも就任。

2020 年 2 月にケネディクス株式会社の財務・会計部門に異動し、同年 3 月に取締役財務・ 経理部長(総務・人事部管掌)、また、2021 年 3 月より上席執行役員 CFO 財務経理部長(総 務・人事部管掌)に就任。

2024 年 3 月にケネディクス不動産投資顧問株式会社の代表取締役社長に就任し、現在に至 る。

Akihiro Asano joined the Development and Construction Division of Mitsubishi Corporation in April 1994, and was seconded to Mitsubishi Corp.-UBS Realty Inc. He transferred to the Real Estate Investment Advisory Department of Kenedix, Inc. in January 2004. He was appointed as an Outside Director of Mitsui & Co., Logistics Partners Ltd., in January 2009.

After serving as Executive Officer, General Manager of Strategic Investment Team 1 at Kenedix, Inc., he became Director and COO, General Manager of Retail REIT Division at Kenedix Real Estate Fund Management, Inc., in September 2014. He was additionally appointed as Executive Director of Kenedix Retail REIT Corporation in October 2014.

Since 2020, he has been transferred to the Finance & Accounting Department of Kenedix, Inc., and in March 2020, he was appointed as Director, Head of Finance & Accounting Department (Responsible for General Administration & Human Resources Department). From March 2021, he served for three years as Senior Executive Officer CFO, Head of Finance & Accounting Department (Responsible for General Administration & Human Resources Department) at Kenedix, Inc.

In March 2024, he was appointed as President & CEO of Kenedix Real Estate Fund Management, Inc., a position he currently holds.

Mr. Christian Bernasconi is a Founding Partner of B&I Capital AG and is based in Singapore where he acts a group co-CIO and head of the research office. Christian has over 27 years of experience as an Asian and Japanese equities specialist and has been based in Switzerland and Singapore over his career. Prior to co-founding B&I Capital in 2007, Christian was an Executive Director at UBS and established the Japan and Asian Equity Sales platform and was part of the Global Real Estate (RE) Team in Zurich. Before joining UBS in 2000, Christian was with W.I. Carr Far East Limited, Paribas Asia Equity and Yamaichi Securities. He received a Bachelors degree in Political Economy of Industrial Societies at the University of California at Berkeley.

Headquartered in Zurich with a research office in Singapore, B&I Capital AG was founded in 2007 by Christian Bernasconi and Charles Isaac to give qualified investors a means to invest in Asian listed Real Estate, predominantly the nascent Asian REIT market. At that time REITs were an emerging asset class in developed equity markets such as Japan, Singapore and Hong Kong, and a more mature REIT market in Australia. B&I Capital is well regarded as an active investor that engages with the managements of the companies it invests in to encourage best practice and is also an active member of APREA which promotes the development of the listed Asian Real Estate sector. Currently B&I Capital employs 15 people and manages USD >1bn worth of assets and is licensed both in Switzerland by FINMA and in Singapore as a CMS License holder by the Monetary Authority of Singapore (MAS).

Yoshio Ozawa is a Managing Director and Head of Real Estate & Infrastructure Group in Global Investment Banking Division of SMBC Nikko Tokyo office. He is heading the team which covers all the public J-REIT, private REIT and corporates in the industry in Japan. He has 20years experience in investment banking and has successfully led a lot of equity raising, bond issuance and M&A deals.

Prior to joining SMBC Nikko in 2014, Mr. Ozawa worked at J.P. Morgan and Nikko Citigroup consistently focusing on investment banking business.

Mr. Ozawa holds an M.B.A. from the Waseda Business School and a B.A. in political science from Waseda University.

He supports real estate clients with Retail, Commercial, Industrial, Residential and Mixed-Use assets, helping them to grow their operations, create efficiencies, and gain better insight into their business. His expertise includes asset and investment management, private equity, operations improvement, program and project management, finance, technology implementation and compliance.

Bernie has led large-scale technology projects, as well as led and supported Proptech start-ups, across Australia, the USA, Middle East, Asia and Europe. He has over 60 publications to his name, and extensive public speaking experience. He is actively working with several charities focused on the marine environment and feeding those in need in Hong Kong.

Daniel Feldmann joined Hazelview Investmeants (formerly Timbercreek Equities Corp) in February 2012 as Analyst, Global Real Estate Securities. Daniel is based in the Hong Kong office and in his current role is responsible for co-managing Hazelview’s global real estate securities strategies, the financial analyses, valuation and investment recommendation of global real estate sectors and securities.

Daniel has over 12 years of experience in finance, accounting and capital markets and has worked in the public real estate investment market since 2010. Daniel was responsible for Hazelview’s European real estate securities coverage in the Zurich office before transferring to Hong Kong in June 2016 to establish the company's local Asian presence. Prior to joining Hazelview, Daniel was an Analyst of global real estate securities at 4IP Management AG, an Analyst of global real estate securities at Sal. Oppenheim jr. & Cie. Corporate Finance (Switzerland) AG and a Funds Analyst at UBS AG.

Daniel holds a Bachelor of Arts in Banking and Finance, a Master of Arts in Economics and Business Administration and a Ph.D in Business Administration from the University of Zurich. He holds the Chartered Alternative Investment Analyst designation.

Ms Christina Hau is the Chief Executive Officer of Champion Real Estate Investment Trust, overseeing its strategic development, asset management, asset enhancement and investment opportunities. Ms Hau is a Registered Architect in Hong Kong with over 20 years of experience in the real estate industry, covering design, planning, project management and asset management of renowned world-class commercial complexes. Prior to joining the REIT Manager, Ms Hau worked at Hong Kong’s leading real estate listed companies overseeing key investment properties in Mainland China. Ms Hau graduated from The Chinese University of Hong Kong with degrees in Master of Architecture and Bachelor of Social Sciences (Hons). She is a member of Hong Kong Institute of Architects and Vice- Chairman of Commercial Properties Research Association under China Real Estate Chamber of Commerce.

Gerry Chan is the Chief Executive Officer of CapitaLand China Trust Management Limited (CLCTML). Gerry is responsible for leading and driving CLCT's strategy, growth and performance, as well as overseeing its day-to-day operations. With over 20 years of experience spanning investment, divestment, asset management, project development and capital markets, Gerry brings a track record of driving strategic growth and value creation.

Before joining CLCT, Gerry was Managing Director, REIT Investments at CapitaLand Ascott Trust (CLAS). In this capacity, he was responsible for directing investment strategies, managing portfolio assets, and leading asset enhancement initiatives. Notably, in January 2021, he spearheaded the expansion of CLAS's investment mandate to include the student accommodation asset class. By June 2024, he guided CLAS towards longer-stay assets, building a high-quality portfolio of nine student accommodation and 24 rental housing properties, which together grew to comprise approximately 17% of the total portfolio value.

Earlier in his career, Gerry held several leadership positions within the CapitaLand Group. As Vice President of Business Development for CapitaLand Retail, he successfully launched the commercial management business across the Asia-Pacific region, excluding China. During his eight-year tenure in CapitaLand’s Retail Division, he also led the investment functions for CapitaLand Mall Trust and CapitaLand Malaysia Mall Trust. In those roles, he oversaw significant asset enhancement projects, including the redevelopment of Funan mixed-use development, the repositioning of Queensbay Mall, and the relaunch of SingPost Centre.

Gerry holds a Master of Business and a Bachelor of Accountancy (First Class) from Nanyang Technological University, Singapore. He is also a Chartered Financial Analyst®.

Shirish Godbole is the Chief Executive Officer of Knowledge Realty Trust. He holds a master’s degree in business administration from Northeastern University, Boston, and has more than 25 years of work experience in the international real estate investing and financing sectors. He has previously worked with AEW Capital Management, L.P. in Boston; with Morgan Stanley in New York and London as a Managing Director in the Real Assets Division; with Morgan Stanley India Financial Services Private Limited in Mumbai as the India Head of Morgan Stanley Real Estate Investing; and with Goldman Sachs (India) Securities Private Limited as a Managing Director in the Merchant Banking Division. He has also co-founded RBSG Capital Private Limited (Automony) and Homexchange Private Limited.

Ronald Tan is the principal responsible for the marketing & business development of attracting Real Estate listings in particular REITs across global markets for Singapore Exchange (SGX) for the last 18 years, where it is now the largest Global REIT hub in Asia. He also leads a team that covers the listing of Infrastructure Business Trusts and Consumer & Services sector, coupled with a regional coverage of Thailand. Previously he also held geographical responsibility for listings from Malaysia, Middle East & Indonesia. He joined SGX in May 2006.

Prior to joining SGX his career included positions with Singapore Telecommunications (SingTel) & International Enterprise Singapore (IE Singapore). In SingTel, he was responsible for commercial partnerships in Middle East & South Asia, while he covered international partnerships & international operations (Europe) in IE Singapore. He started his working career as a full time pastor in one of the largest church in Singapore.

Mr Tan graduated with a Bachelor of Business Administration Honours (Second Upper) degree from the National University of Singapore in 1997.

Jericho P. Go, 53, is the President and Chief Executive Officer of RL Commercial REIT, Inc. He also serves as the Senior Vice President and Business Unit General Manager of Robinsons Offices in Robinsons Land Corporation. He is concurrently the President and Chief Executive Officer of Robinsons DoubleDragon Corp. and the Chairman and President of Robinsons Equitable Tower Condominium Corporation, Robinsons Summit Center Condominium Corporation and Galleria Corporate Center Condominium Corporation. He has over 30 years of experience in the field of real estate and was responsible for filing and registering the Philippines' very first IT park with the Philippine Economic Zone Authority (PEZA) in 1997. He received a Bachelor of Arts degree in Development Studies from the University of the Philippines and graduated Magna Cum Laude and Class Salutatorian in 1993.

Joachim Kehr is a Partner and Portfolio & Regional Head Asia-Pacific at CenterSquare Investment Management. Joachim joined CenterSquare in 2011 and is based in Singapore. He is Regional Portfolio Manager for CenterSquare’s listed real estate securities funds, having previously held primary coverage of real estate equities in China, Japan and Australia. Joachim brings close to two decades of investment management experience to his role. He holds a master’s degree in Economics from Tilburg University, The Netherlands. Prior to joining the firm, Joachim was a member of BNP Paribas Asset Management’s listed real estate team, based in Amsterdam and Singapore.

Mr. Masayuki Ozaki is the Chief Financial Officer of the Manager of NTT DC REIT.

Mr. Ozaki brings close to two decades of experience in real estate investments, particularly in public equities real estate investments in APAC at firms like APG, Heitman, and Fidelity (FMR), most recently serving as a Principal at Blackstone Japan, overseeing fundraising and investor relations for Japanese investors, from October 2022 to July 2024.

Prior to that, between July 2018 and September 2022, he was the Senior Portfolio Manager at APG Asset Management Asia and was involved in equity research and portfolio management of public real estate securities across Asia Pacific. From July 2017 to July 2018, he was the Vice President and Senior Analyst of Asia Pacific real estate securities at Heitman International Real Estate Securities. He was also an Equity Analyst at Fidelity Management & Research (Japan) from September 2013 to December 2016 and Cornerstone Real Estate Advisers from July 2006 to August 2013, covering the public real estate securities portfolio in Japan, Singapore and Australia.

Mr. Ozaki started his career in the financial services departments of Citibank, N.A., Bank of America, N.A., and Morgan Stanley Japan where he, respectively, developed and managed investment products, provided financial and valuation analysis for merger and acquisition and asset securitisation deals, and provided credit analysis of commercial mortgage-backed security loans and managed counter party risks for Japanese financial institutions.

Mr. Ozaki holds a Bachelor of Laws from Keio University and a Master of Management in Hospitality and a Master of Business Administration from Cornell University. He is a Chartered Financial Analyst.

As COO, Ms Arabadjieva is responsible for ESG and sustainability, business continuity and general business operations. As Head of Investor Relations, Ms Arabadjieva is responsible for investor and stakeholder engagement, marketing and communications as well as continuous disclosure and transparent market communications.

Ms Arabadjieva has over 20 years of experience in Asia and has held a number of senior marketing, sales and communications positions in Singapore. Prior to joining the Manager, Ms Arabadjieva was the Head of Investor Relations and Corporate Communications of Cambridge Industrial Trust (now known as ESR-LOGOS REIT). Prior to ESR-LOGOS REIT, Ms Arabadjieva was the Director of Investor Relations of Genting Singapore PLC (listed on the SGX-ST).

Ms Arabadjieva holds a Master’s degree in Architecture from the University of Architecture, Civil Engineering and Geodesy (Bulgaria) and a Masters of Business Administration from INSEAD (France and Singapore). Ms Arabadjieva is member of the alumni association of INSEAD (Singapore Chapter).

• James is the Head of Portfolio Management at Capitaland Ascendas REIT (“CLAR”), the largest industrial REIT listed in Singapore. He manages a portfolio with total AUM of over US$10 billion comprising over 220 properties spanning Singapore, Australia, Europe, and US. Asset classes include office, industrial, logistics and data centres. His team optimises the financial and operational performance of CLAR’s assets through active asset management and divestment strategies.
• James has more than 20 years of experience in the fields of investor relations, asset management, analytical research, and strategic planning. Prior to joining the Manager of CLAR, he led both the Investor Relations and Asset Management departments for Ascendas India Trust.
• James is a CFA charter holder and a graduate of Nanyang Technological University with a Bachelor of Accountancy (Honours) degree.
