APREA Japan’s Annual Conference will bring together executives from leading Japanese and Asia Pacific companies, institutional investors, and REIT management teams as they discuss the J-REIT advantage in an investment portfolio, especially as long-term returns are largely outperforming those of direct real estate investments. Many institutions invest in REITs through their equity arms, albeit recently there is a noticeable M&A trend in the regional landscape among real estate firms to gain control of a REIT through the acquisition of a REIT manager to leverage on their solid performance.
The conference will feature keynote presentations and panel discussions on the burgeoning real assets sector, especially REITs, in Japan and Asia Pacific, as well as how sustainability, the emergence of new asset classes, and growing cross-border opportunities are enhancing their growth.

From 2015 to 2023, he served as the President & CEO of Sumisho Realty Management, a subsidiary of Sumitomo Corporation, and expanded its AUM to over ¥700 billion. He diversified the firm's investments in structures such as SOSiLA Logistic REIT(publicly-traded) and SC Realty Private REIT(privately-placed) alongside a broad spectrum of separate accounts.
Earlier, at Sumitomo Corporation, he held pivotal roles and managed a comprehensive real estate portfolio in both Japan and the US, encompassing residential, commercial, and logistics sectors.
From 2024 to April 2025, he served as Director and Head of Strategic Business Division at ES-CON Japan. He is currently with Fortress Investment Group, where he is engaged in J-REIT related operations.
He graduated from Kyoto University in 1983 with a bachelor’s degree in architecture. Also, he is a licensed architect in Japan, an esteemed ARES Certified Master, APREA Board Member/Japan Chapter Chairperson and RICS Japan, MEG Co-chairperson (FRICS).

As the Director for Asset Management Business, Ms. Nakagawa supervises asset management industry in Japan and is also responsible for promoting the JFSA’s International Financial Center Initiative. Ms. Nakagawa joined the JFSA in 2000 and since then worked at various positions in the JFSA including financial markets division and market analysis office. She contributed to G20 Financial Track when Japan took on its Presidency in 2019 as the Director of the JFSA’s International Affairs Office. She was the Chair of the CPTPP Committee on Financial Services in 2021. She also worked at the Cabinet Office as a staff economist in 2004-2006.
She received her master’s degree in international relations from University of California, San Diego, and bachelor’s degree in economics from Keio University. She was a visiting fellow at Stanford University in 2012-13.

Hisashi Furukawa joined Japan Hotel REIT Advisors (JHRA) in June 2014 as President & CEO. Mr. Furukawa has led the significant growth of Japan Hotel REIT Investment Corporation (JHR; TSE code 8985) managed by JHRA. JHR was selected as the Sector Leader in the Asia hotel sector by GRESB in 2020 and 2021.
Prior to joining JHRA, Mr. Furukawa was a Principal of Rockpoint Group, a U.S. real estate investment management firm for over 9 years from 2004, where he oversaw Rockpoint Group’s overall investment activities in Japan as Country Head. Mr. Furukawa was an Executive Director of UBS for 4 years from 2000, where he was Co-Head of Property Sector Team in Investment Bank Division and involved in the development of REIT market in Japan. Prior to UBS, Mr. Furukawa was an Executive Director of Morgan Stanley, where he served in various capacities for Morgan Stanley Realty and the Morgan Stanley Real Estate Funds (MSREF) for 10 years from 1990, including the development of MSREF’s initial investments in Japan in the late 1990s. Mr. Furukawa spent 8 years with Sumitomo Realty and Development from 1982.

Mr. YAMASHITA also researched real estate and securitization markets in Europe, the U.S., and Japan as a special researcher at the Ministry of Finance's Policy Research Institute before the global financial crisis, when concerns about the subprime loan problem were becoming widespread. In 2004, he joined Takara Leben Co., Ltd., and later transferred to Takara Asset Management Co., Ltd. in order to list a renewable energy fund to the infrastructure fund market that was planned to open at the Tokyo Stock Exchange. In June 2, 2016, he archived to list “Takara Leben Infrastructure Fund, Inc.” as the very first listed fund to the market.

Shai Started his real estate career at a New York Investment Bank where he was involved in, well over, 12$US Billion in CRE debt and equity transactions.
Upon returning to Japan, Shai joined a global advisory firm where he pursued tenant representation, land acquisitions, equity raise, portfolio management and investment sales opportunities.

He joins JLL from Mitsubishi Corporation where he was President and CEO of Diamond Reality Management Incorporated, its global real estate investment arm. For Mitsubishi Corporation, Mr Takeuchi oversaw assets under management of over US$8 billion through private real estate investment trusts (REITs) and private funds in Japan and other global markets in this position from 2021 to 2023. Sigrid is the Chief Executive Officer of Asia Pacific Real Assets Association (APREA). Based in Singapore, she is responsible for overseeing the strategic direction, initiatives and operations of the association across Asia Pacific. Under her leadership, APREA repositioned to an industry trade group focusing on real estate and infrastructure.
Sigrid joined APREA’s executive team in January 2019.
Prior to APREA, she served as Managing Director of Asia Pacific Research and Advisory Services of Cushman & Wakefield (C&W) from 2010 through 2018, where she was responsible for research, thought leadership, strategy formulation and client management. Before relocating to Singapore, she was based in Washington, D.C. and led C&W’s U.S. research group in the Mid-Atlantic region, overseeing all aspects of market research activities in the Washington, DC; Virginia; Suburban Maryland, Baltimore; and Philadelphia areas. Prior to joining C&W, Sigrid served as a Senior Economist for the National Association of Realtors (NAR). In that position, she developed NAR’s office, warehouse, retail, multi-family housing, and international research programs.
A recognized expert in global economic, public policy and real estate issues, Sigrid is a frequent speaker at industry events. Her commentary on commercial and residential real estate markets is also regularly featured in a wide array of global publications, including the Wall Street Journal, Financial Times, Bloomberg, New York Times and Reuters. Additionally, she has made several television appearances on financial networks and radio such as CNBC, Bloomberg, CNN, National Public Radio and Channel News Asia.
Sigrid holds a Master of Business Administration from Cornell University’s Johnson Graduate School of Management and a Master’s degree in Economics from Pennsylvania State University. She is a member of several civic groups including the Rotary Club of Raffles City in Singapore, where she has served in various leadership positions, and serves in the Executive Committee of the Crohn’s & Colitis Society of Singapore.

Kemmu Kawai joined Longevity Partners Japan in September 2022 as the Country Director. Based in Tokyo, he oversees all operations and activities in Japan, the Asia-Pacific region and beyond. He brings him more than 16 years of experience in finance where he specialised in real estate and credit investments. Before joining Longevity Partners, he served as a Portfolio Manager at Norinchukin Bank and as Investment Manager at Center Point Development.
