On 30th April 2020, The National Development and Reform Commission and The Securities Regulatory Commission jointly released the "Regulations regarding the Launch of China Infrastructure Real Estate Investment Trust (REITs)". This announcement marks the beginning of C-REITs in the Chinese market.
Asia Pacific Real Estate Association (APREA) has been actively supporting the launch of REITs in China. APREA offers views and experience from International REITs markets to help craft a unique China REIT regulatory framework. In addition, APREA has been promoting REITs knowledge globally to increase awareness of REITs potential.
With this regard, APREA has invited key players in the REITs industry to share their thoughts on C-REITs potential. The China REITs Handbook" is an educational manual on China's REITs, to allow the public, industry personnel and investors to better understand China's REITs. Asia Pacific Real Estate Association together with King & Wood Mallesons (China), KPMG (China), Cushman & Wakefield (China), and Guanghua School of Management, Peking University have jointly produced this manual.
On 11th November, APREA will be conducting an online Webinar for our global audience. All authors who contributed to the publication will be featured at the event to share more in-depth content with the audience. In addition, APREA has invited some REIT professionals to join the panel discussions to understand their views on the prospects of REITs in the Chinese market.

Chen has overall responsibility for international business group and cross-border investment activities in COS-Capital. Since co-founding COS Capital, he has led the group in deploying nearly USD 400mn equity capital into US real estate, ranging from core-plus to value-add to opportunistic projects. From 2007 to 2013, Mr. Chen was Managing Director & Head of Global Real Estate (GRE) - Greater China at UBS Global Asset Management. He was responsible for managing and developing the GRE business as well as the strategic initiatives in the region. He was a member of the Asia Pacific Management Committee of UBS Global Asset Management. He spearheaded the establishment of the UBS/Gemdale JV. While serving as Co-CEO for the JV, he successfully led the launch of its first China Real Estate Fund and served as the principal manager for the fund. Joining UBS in 2003 as the Global Head of Research & Strategy, Mr. Chen was responsible for developing investment strategies and conducting portfolio analysis, as well as providing economic, capital market and real estate market analysis in both private and public markets. He served on various global, regional and country investment committees and boards. Further back, Mr. Chen was Principal - Investment Strategies Group at Lend Lease Real Estate Investments for three years. Earlier, he held various investment positions at Boston Financial, SSR Realty Advisors and MetLife Realty Group. He sits on the Board of Asia Pacific Real Estate Association and the Advisory Board of the Global Chinese Real Estate Congress. He was a board member of American Real Estate Society from 2004 to 2009 and a member of the Advisory Board of Real Estate Research Institute from 2003 to 2008. And in 2004-2009, he was a member of the Editorial Boards for Journal of Real Estate Portfolio Management and Journal of Real Estate Literature. He holds a PhD from MIT, MS from UBC, and a bachelor’s degree from Tsinghua University.

Kemmu Kawai joined Longevity Partners Japan in September 2022 as the Country Director. Based in Tokyo, he oversees all operations and activities in Japan, the Asia-Pacific region and beyond. He brings him more than 16 years of experience in finance where he specialised in real estate and credit investments. Before joining Longevity Partners, he served as a Portfolio Manager at Norinchukin Bank and as Investment Manager at Center Point Development.
