EBA Investments (referred to as “EBA” hereafter) is a cross-border real estate asset management firm focusing on China’s real estate market, a leading figure in China’s PERE industry and the largest industrial investment fund manager and real estate investment platform of China Everbright Limited. EBA has been specifically engaging in real estate investment and asset management in China since its inception.

As of September 2022, through various sorts of opportunistic and value-added real estate funds, EBA has accumulatively managed assets worth over RMB 132 billion and achieved successful exit of more than 120 real estate projects worth more than RMB 86 billion.
Investment Strategy
EBA adheres to value investment, meaning exploring properties that are potentially under-valued and carrying out operational management activities to improve their operational performance hence the valuation and exiting the property with increased value to generate returns for investors. EBA primarily focuses on properties that are long-term and stable cash flow generators, including retail, office, complex, business park, logistics warehouse, hotel and so forth.
EBA targets both mature and low-risk properties that can generate stable cash flows and those located in the core areas and potentially able to achieve valuation elevation through repositioning, upgrading, rehabilitating and operation optimizing.
- Commercial Properties & Commercial-focused Complex
In commercial properties field, EBA’s strategy is to invest in the downtown shopping canters in second-tier and third-tier cities as well as regional shopping malls in first-tier and key second-tier cities. EBA has established its own commercial property asset management team and created its own retail brand, namely “IMIX Park”. As at September 2022, EBA manages 23 IMIX Park projects (either under operation or under construction) with total GFA exceeding 2.5 million sqm locating in the central areas of several second-tier and third-tier cities and sub-central areas of a couple of first-tier and key second-tier cities including Shanghai, Beijing, Chongqing, Xi’an and Jiangmen.
EBA also invests in the large-scale commercial-focused complexes in first-tier and second-tier cities covering diversified property classes such as hotels, apartments, office buildings and retails. The strategy is to explore and lift up the inherent value of these assets by repositioning, proactively developing, selling and adopting innovative operational measures. - Office Building & Business Parks
As for the office buildings and business parks, EBA primarily invests in those locating in the prime area of first-tier cities and that are under development or in their mature stage yet potentially improvable due to poor operational management or outdated designing. The strategy is to add value to the assets by repositioning rehabilitating and operation optimizing to improve and stabilize their cashflow generation. - Logistics Property
EBA has laid out several logistics properties in nation-wide transportation-hub areas as well as a number of first-tier and second-tier cities, including those under stable operation, those under construction and those in the pipeline.
