The past two years have seen unprecedented success with REITs and InvITs in India with 3 REITs and 12 InvITs, with more commercial real estate, roads, gas pipeline, digital fibre, power transmission and renewables vying for these instruments. With the Indian government under the National Monetization Plan (NMP) looking to monetise more than 100 assets and draw more than USD 33 billion of investments, underscores the immense potential that REITs and InvITs can offer and there is much to be explored.

Considering the estimated capital requirement of $1.4 trillion till FY25 as per National Infrastructure Pipeline, REITs and InvITs will be an important tool to attract an unexplored pool of capital and ensuring larger private sector participation.

With SEBI’s recent positive announcement on reducing the trading lot size to 1 instead of 200 units has enabled the indices to include these instruments. By ensuring REITs and InvITs reach trading parity with listed equities, SEBI has put forth a great example of regulatory adaptability and capital markets evolution in one of the world’s most dynamic real estate and infra market.

APREA has been at the forefront of advocating REITs and InvITs in India and are holding this conference with the objective of knowledge sharing, catalyzing investor interest and facilitating a dialogue between the stakeholders and statutory authorities to drive meaningful policy changes for these instruments.
