Zialcita\u5973\u58eb\u8868\u793a\uff1a\u300c\u6211\u5011\u5c0d\u5370\u5ea6\u653f\u5e9c\u8fc5\u901f\u4fee\u65392\u6708\u4efd\u9810\u7b97\u6848\u4e2d\u95dc\u65bc\u80a1\u606f\u5206\u914d\u7a05\uff08DDT\uff09\u5c0d\u623f\u5730\u7522\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1\uff08REITs\uff09\u548c\u57fa\u790e\u8a2d\u65bd\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1\uff08InvITs\uff09\u5f71\u97ff\u7684\u689d\u6b3e\u611f\u5230\u632f\u596e\u3002\u672c\u9031\u65e9\u4e9b\u6642\u5019\uff0c20 20\u5e74\u8ca1\u653f\u6cd5\u6848\u5ba3\u5e03\u8c41\u514d\u5546\u696d\u4fe1\u8a17\u57fa\u91d1\u55ae\u4f4d\u6301\u6709\u4eba\u6536\u5230\u7684\u80a1\u606f\u5206\u914d\uff0c\u9019\u7121\u7591\u5e36\u4f86\u4e86\u6025\u9700\u7684\u5229\u597d\u6d88\u606f\u3002\u201c<\/p>\n\n\n\n<p (InvITs) \u548c\u623f\u5730\u7522\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1 (REITs) \u5fb5\u6536\u55ae\u4e00\u7a05\u7387\u7684\u6240\u5f97\u7a05\u662f\u4e00\u500b\u503c\u5f97\u6b61\u8fce\u7684\u6c7a\u5b9a\uff0c\u9019\u5411\u6295\u8cc7\u8005\u50b3\u905e\u4e86\u5370\u5ea6\u7a05\u6cd5\u4e00\u81f4\u6027\u7684\u7a4d\u6975\u4fe1\u606f\uff0c\u5728\u7576\u524d\u74b0\u5883\u4e0b\uff0c\u9019\u662f\u975e\u5e38\u5fc5\u8981\u7684\u3002\u201d.<\/p>\n\n\n\n<p Agarwal\u5148\u751f\u8868\u793a\uff1a\u300c\u900f\u904e\u9019\u4e00\u904e\u7a0b\uff0cAPREA\u548c\u653f\u5e9c\u5b98\u54e1\u7684\u7a4d\u6975\u53c3\u8207\u548c\u914d\u5408\uff0c\u70ba\u6211\u5011\u63d0\u4f9b\u4e86\u4e00\u500b\u5f88\u597d\u7684\u6a5f\u6703\uff0c\u8b93\u6211\u5011\u80fd\u5920\u95e1\u8ff0\u6295\u8cc7\u8005\u7684\u89c0\u9ede\uff0c\u4e26\u5f37\u8abf\u9019\u4e9b\u4fee\u8a02\u5fc5\u9808\u7b26\u5408\u5168\u7403\u6700\u4f73\u5be6\u8e10\u3002\u6211\u5011\u5e0c\u671b\u9019\u9805\u8209\u63aa\u80fd\u5920\u4fc3\u9032\u9577\u671f\u57fa\u790e\u8a2d\u65bd\u6295\u8cc7\uff0c\u5f9e\u800c\u5c0d\u5370\u5ea6\u7d93\u6fdf\u7522\u751f\u6301\u4e45\u7684\u5f71\u97ff\u3002\u300d\u201c<\/p>\n\n\n\n<p \u5148\u751f\u6307\u51fa\uff1a\u201c\u5118\u7ba1\u80a1\u606f\u7a05\u8c41\u514d\u9644\u5e36\u689d\u4ef6\uff0c\u4f46\u91cd\u65b0\u5f15\u5165\u80a1\u606f\u7a05\u8c41\u514d\uff0c\u518d\u52a0\u4e0a\u4e3b\u6b0a\u8ca1\u5bcc\u57fa\u91d1\u548c\u990a\u8001\u57fa\u91d1\u5c0d\u5176\u5728 InvITs \u4e2d\u7684\u6295\u8cc7\u7d66\u4e88\u7684\u6240\u5f97\u7a05\u8c41\u514d\uff0c\u90fd\u662f\u503c\u5f97\u6b61\u8fce\u7684\u8209\u63aa\uff0c\u61c9\u8a72\u80fd\u5920\u91cd\u632f REIT\/InvIT \u5e02\u5834\uff0c\u4e26\u5438\u5f15\u9577\u671f\u8010\u5fc3\u8cc7\u672c\u9032\u5165\u8a72\u570b\u3002\u201d<\/p>\n\n\n\n<p class=\"\">\u65b0\u51a0\u75ab\u60c5\u5c0d\u5404\u884c\u5404\u696d\u90fd\u9020\u6210\u4e86\u5de8\u5927\u885d\u64ca\uff0c\u623f\u5730\u7522\u884c\u696d\u672c\u5df2\u8209\u6b65\u7dad\u8271\u3002\u4f46\u653f\u5e9c\u7684\u9019\u9805\u516c\u544a\u9f13\u52f5\u4e86\u767c\u884c\u4eba\u548c\u6295\u8cc7\u8005\u91cd\u8fd4\u623f\u5730\u7522\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1\uff08REITs\uff09\u548c\u57fa\u790e\u8a2d\u65bd\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1\uff08InvITs\uff09\u5e02\u5834\u3002.<\/p>\n\n\n\n<p class=\"\">\u5370\u5ea6\u9996\u5bb6\u96fb\u529b\u7522\u696d\u57fa\u790e\u8a2d\u65bd\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1IndiGrid\u7684\u57f7\u884c\u9577Harsh Shah\u5148\u751f\u8868\u793a\uff1a\u300c\u6211\u5011\u6b61\u8fce\u8ca1\u653f\u90e8\u5c0d2020\u5e742\u6708\u9810\u7b97\u63d0\u6848\u7684\u4fee\u8a02\uff0c\u8a72\u63d0\u6848\u65e8\u5728\u5c0d\u5305\u62ec\u623f\u5730\u7522\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1\uff08REIT\uff09\u548c\u57fa\u790e\u8a2d\u65bd\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1\uff08InvIT\uff09\u55ae\u4f4d\u6301\u6709\u4eba\u5728\u5167\u7684\u6240\u6709\u6295\u8cc7\u8005\u7684\u80a1\u606f\u5fb5\u7a05\u3002\u514d\u9664\u55ae\u4f4d\u6301\u6709\u4eba\u80a1\u606f\u7684\u7a05\u6536\u5c07\u6062\u5fa9\u6295\u8cc7\u8005\u5c0dREIT\u548cInvIT\u7684\u4fe1\u5fc3\u3002\u201c<\/p>\n\n\n\n<p class=\"\">\u653f\u5e9c\u5c0d\u623f\u5730\u7522\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1 (REITs) \u548c\u57fa\u790e\u8a2d\u65bd\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1 (InvITs) \u7684\u6240\u6709\u9f13\u52f5\uff0c\u4e5f\u5c07\u6fc0\u52f5\u653f\u5e9c\u70ba\u6b63\u7d93\u6b77\u6311\u6230\u7684\u516c\u79c1\u5408\u4f5c (PPP) \u6a21\u5f0f\u63d0\u4f9b\u8cc7\u91d1\u3002.<\/p>\n\n\n\n<p class=\"\">Nishith Desai Associates\u79c1\u52df\u80a1\u6b0a\u53ca\u4f75\u8cfc\u806f\u5e2d\u4e3b\u7ba1Ruchir Sinha\u5148\u751f\u8868\u793a\uff1a\u300c\u653e\u5bec\u623f\u5730\u7522\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1\uff08REITs\uff09\u548c\u57fa\u790e\u8a2d\u65bd\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1\uff08InvITs\uff09\u7684\u80a1\u606f\u7a05\u6536\u653f\u7b56\uff0c\u7121\u7591\u5411\u5168\u7403\u6295\u8cc7\u8005\u50b3\u905e\u4e86\u975e\u5e38\u7a4d\u6975\u7684\u4fe1\u606f\u3002\u9019\u8b93\u5229\u76ca\u76f8\u95dc\u8005\u78ba\u4fe1\uff0c\u653f\u5e9c\u6b63\u5728\u50be\u807d\u4ed6\u5011\u7684\u610f\u898b\uff0c\u81f4\u529b\u65bc\u78ba\u4fddREITs\/InvITs\u7684\u6210\u529f\uff0c\u90fd\u5c07\u53ca\u6642\u7cfe\u6b63\u3002\u201c<\/p>\n\n\n\n<p class=\"\">\u6211\u5011\u4e5f\u8b9a\u8cde\u5e02\u5834\u76e3\u7ba1\u6a5f\u69cb\u5370\u5ea6\u8b49\u5238\u4ea4\u6613\u59d4\u54e1\u6703\uff08SEBI\uff09\u6301\u7e8c\u652f\u6301\u623f\u5730\u7522\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1\uff08REITs\uff09\/\u57fa\u790e\u8a2d\u65bd\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1\uff08InvITs\uff09\uff0c\u70ba\u5176\u71df\u9020\u4e86\u6709\u5229\u7684\u76e3\u7ba1\u74b0\u5883\uff0c\u9019\u6709\u52a9\u65bcREITs\/InvITs\u9806\u5229\u904b\u71df\uff0c\u4e26\u70ba\u6f5b\u5728\u7684\u767c\u884c\u63d0\u4f9b\u4e86\u5fc5\u8981\u7684\u6e05\u6670\u5ea6\u3002\u6211\u5011\u4e5f\u8981\u611f\u8b1dSEBI\u5728\u65b0\u51a0\u75ab\u60c5\u671f\u9593\u5c0dREITs\u548cInvITs\u7684\u5408\u898f\u8981\u6c42\u7d66\u4e88\u7684\u81e8\u6642\u6027\u653e\u5bec\u3002.<\/p>\n\n\n\n<p class=\"\">\u9019\u9805\u80a1\u5229\u514d\u7a05\u653f\u7b56\u3001\u66ab\u6642\u653e\u5bec\u5408\u898f\u8981\u6c42\uff0c\u4ee5\u53ca\u4e00\u65e6\u65b0\u51a0\u75ab\u60c5\u5371\u6a5f\u7de9\u89e3\uff0c\u5c07\u70ba\u5e02\u5834\u548c\u6295\u8cc7\u8005\u5e36\u4f86\u6025\u9700\u7684\u63d0\u632f\u3002\u4f5c\u70ba\u4e00\u500b\u5354\u6703\uff0cAPREA\u81f4\u529b\u65bc\u78ba\u4fdd\u5370\u5ea6\u623f\u5730\u7522\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1\uff08REITs\uff09\u548c\u57fa\u790e\u8a2d\u65bd\u6295\u8cc7\u4fe1\u8a17\u57fa\u91d1\uff08InvITs\uff09\u5e02\u5834\u7684\u84ec\u52c3\u767c\u5c55\u3002.<\/p>\n\n\n\n<p APREA\u5c08\u6ce8\u65bc\u8de8\u570b\u6295\u8cc7\uff0c\u4e26\u8207\u5404\u570b\u653f\u5e9c\u5bc6\u5207\u5408\u4f5c\uff0c\u900f\u904e\u8207\u653f\u5e9c\u5171\u540c\u6539\u5584\u5546\u696d\u898f\u5247\uff0c\u4fc3\u9032\u623f\u5730\u7522\u6295\u8cc7\u5e02\u5834\u7684\u958b\u653e\u548c\u62d3\u5c55\u3002
