Recent volatility has prompted\u00a0<strong>half\u00a0<\/strong>of respondents to\u00a0report\u00a0a greater preference for stabilised, income-producing assets, yet only\u00a0<strong>17%<\/strong>\u00a0expect stabilised acquisitions to be their most likely deal structure over the next one to three years, reflecting the limited availability of institutional-grade stock outside Japan. The resulting imbalance, combined with a challenging development environment, is pushing capital towards alternative routes to market, with 73% actively considering repositioning or change-of-use strategies.<\/li>\n\n\n\n<li><strong>Australia\/New Zealand\u00a0<\/strong>\u305d\u3057\u3066\u00a0<strong>\u65e5\u672c<\/strong>\u00a0rank clearly ahead of other\u00a0APAC\u00a0markets for prospective investment, reflecting the combination of institutional scale in Japan and housing undersupply underpinning growth potential in Australia.<\/li>\n\n\n\n<li>Market opacity remains a constraint on investment. The buyer-seller pricing gap is the leading investment challenge, identified by\u00a0<strong>44%<\/strong>\u00a0of respondents, followed by development viability (<strong>29%<\/strong>).
