Introduction

City House is a 23-storey office building located in the heart of Singapore's central business district, close to Raffles Place MRT Station, as well as new MRT stations such as Telok Ayer and Downtown MRT Stations. For the last two decades, CDL has led the pursuit of green innovations to develop bold and inspiring green buildings for a brighter future. Aligned with CDL's ethos to "Conserve as it Constructs", City House is one of its exemplary sustainable developments.

Green features and sustainable technologies

Beyond pioneering visionary sustainable buildings with green design, CDL has raised its target to achieve a minimum of BCA Green Mark GoldPlus for all existing buildings since 2011.

ENERGY EFFICIENCY

Several energy-saving installations have been retrofitted to lower energy consumption in City House, including an energy-efficient chiller plant, lightings and high-frequency ballasts. The air handling unit (AHU) rooms are fitted with carbon dioxide sensors for more efficient air- conditioning.

Accredited by Singapore's Building and Construction Authority (BCA) as a Green Mark Platinum building, City House has achieved annual energy savings of about 1.9 million kWh a year.

GREENER INTERIORS

Taking the lead in greening the building's interiors, City House has achieved the Green Mark Platinum for its base building, and 70% of the nett lettable area is also Green Mark-certified under the BCA Green Mark for Office Interior scheme.

BUILDING-USER / STAKEHOLDER ENGAGEMENT

Through various effective engagement initiatives, CDL has encouraged and enabled its commercial tenants to play a more proactive role in Singapore's sustainable development agenda. Some of these energy-saving schemes implemented in City House include Project: Eco- Office, a nation-wide initiative that encourages office tenants to adopt green workplace practices; and the "1oC Up Programme" – which urges tenants to raise their air- conditioners' temperatures to reduce energy usage. Since 2009, City House has achieved 100% tenant participation for this initiative.

CDL has also introduced a 1% electricity rebate for commercial tenants who attain 2% savings over the last quarter's bill. Tenants were given kits with practical tips to green fit their premises and were encouraged to recycle.tenants to adopt green workplace practices; and the "1oC Up Programme" – which urges tenants to raise their air- conditioners' temperatures to reduce energy usage. Since 2009, City House has achieved 100% tenant participation for this initiative.

Since September 2014, CDL has progressively implemented its Green Lease Partnership programme. To date, over 90% of its tenants in commercial buildings have signed the CDL Green Lease Memorandum of Understanding (MOU), pledging to monitor and reduce energy consumption.

STRONG TOTAL BUILDING PERFORMANCE

With City House's strong collaboration of building owners and tenants to achieve sustainability goals, CDL emerged the first and only winner of the BCA Green Mark Pearl Prestige Award in 2015. The award recognises the strong commitment of building owners and tenants of the same development working in tandem to achieve positive outcomes in total building performance by focusing on the building and tenanted spaces, operational practices as well as user behaviour.

● Upgrading of chiller plant for greater efficiency as it requires less maintenance
● AHUs with carbon dioxide (CO2) sensors to maintain good indoor air quality
● Ultrasonic occupancy sensors are used to detect motion and daylight, to conserve energy
● Water-efficient fittings installed at all toilets and pantries to reduce operational costs monthly monitoring of water consumption is shared with all tenants
● Daylighting provisions to reduce electricity consumption
● Designated recycling corners to aid and encourage recycling efforts
● Lamp tube recycling
● Green roofs to reduce cooling loads on the
building
● Variable speed devices are used to modulate the
speed of AHUs and chiller plants system

Costs and benefits

CDL's various green strategies help the City House building save about 1.9 million kWh of energy per year, translating to about SGD 500,000* (USD 360,000), based on Singapore's 2014 average electricity tariff of SGD 0.2559.
