Advocacy Roundtable

The priorities of the Advocacy Roundtable are:

  • secure world class REITs in China
  • improve the tax treatment of Indian REITs and InvITs and fine-tune policy rules
  • secure REITs in major Asian countries and modernise REIT platforms in targeted AsiaPac nations
  • seek REIT legislation allows a very broad universe of income-producing assets to be securitised, choice of management styles, opco/propo formats and debt products
  • ensure index eligibility rules allow REITs into blue chip indices
  • clarify and reduce withholding taxes
  • eliminate REIT conversion charges, multiple taxation and penalties
  • advocate a rational approach to BEPS
  • support the refom of FIRPTA rules (with allies)
  • liberalise foreign investment eligibility rules
  • streamline inbound/outbound capital transfer regimes
  • make it easier to repatriate profits across borders and minimise cash traps
  • secure a multilateral framework that facilitates more efficient cross-border offering of collective investment schemes across the region that includes real estate, similar to an EU UCITS model
  • advocate mutual recognition of REITs and InvITs by countries and between national stock exchanges
  • remove barriers to higher real estate allocations to national mandatory pension fund schemes – ensure real estate is a significant default option
  • remove barriers to institutional investment in real estate, including by insurance companies
  • seek a common sense approach to IFRS accounting rules (with REESA), valuation standards and disclosure frameworks (with partners)
  • rationalise AEOI (Automatic Exchange of Information) protocols to reduce compliance costs
  • assist governments explore innovative affordable housing  solutions
  • champion regtech frameworks that support the real estate industry, especially land titling and property rights
  • ensure government policy treats index-based funds and actively managed funds on an equitable basis
